Buying a home comes with a whole new vocabulary, and if you've ever looked at a contract thinking, "Wait... what does that actually mean?" you're definitely not the only one. The reality is, there are a lot of terms that don't come up until you're already under contract. By then, everything is moving quickly, and it can feel like you're expected to know what they mean. That's exactly why I put these slides together. They're a simple, no-jargon explanation of some of the terms buyers ask me about most, so you can feel a little more confident before you ever need them. Save this post for later, and if you're thinking about buying a home, send me "GUIDE." I'd love to walk you through the process one step at a time so you always know what's happening and why. šŸ” #AustinRealEstate #AustinRealtor #HomeBuyingTips #FirstTimeHomeBuyer #RealEstateEducation #AustinTX

Thinking about moving to Round Rock, TX? Here’s what locals wish they knew sooner. šŸ‘‡ 01 — Traffic isn’t bad… until rush hour. Learning the backroads is a game changer. 02 — Popular communities like Teravista, Forest Creek, Paloma Lake, and Siena each have their own unique vibe. 03 — Downtown Round Rock quickly becomes your favorite spot for coffee, dining, shopping, and local events. 04 — The sense of community here is real. From farmers markets to Friday night football, there’s always something happening. 05 — Between Dell Diamond, Old Settlers Park, and miles of trails, outdoor living is part of everyday life. 06 — The market offers everything from first homes to luxury properties, but the best homes don’t stay available for long. 07 — Fall in Round Rock is hard to beat with football, festivals, cooler weather, and patio season. Living here is about so much more than buying a house—it’s about finding the right community. Thinking about making a move? Living in Georgetown, TX has completely ruined me for everywhere else… and I’m not even a little sorry about it. šŸ¤ My standards are unrealistically high now because of things like šŸ‘‡ 🌿 The Most Beautiful Town Square in Texas — Whether I’m grabbing coffee, shopping local, or enjoying one of the many festivals, Georgetown’s historic downtown never gets old. It’s truly the heart of this community. šŸ’™ The San Gabriel River & Blue Hole — Having miles of scenic trails and a crystal-clear swimming spot right in town makes it easy to stay active and appreciate the beauty around us year-round. šŸ” The Small-Town Feel with Big-City Convenience — Georgetown has that welcoming, neighborly atmosphere where people actually wave and know your name, yet Austin, Round Rock, and major employers are just a short drive away. ✨ What Your Money Can Buy — Compared to many nearby markets, buyers can often find larger homes, beautiful master-planned communities, golf course living, and newer construction while still enjoying an incredible quality of life. ā¤ļø The Sense of Community — This is what I’d miss most. From community events on the Square to Friday night football, local businesses, and neighbors who genuinely care about one another, Georgetown feels like home in every sense of the word. If you’re considering making a move to Georgetown, Texas, I’d love to give you the honest perspective of someone who lives here, works here, and truly loves this community. šŸ“ Comment ā€œGUIDEā€ and I’ll send you my complete Georgetown Relocation Guide with everything you need to know before making the move. šŸ“² KellyMcCravyHomes.com | Georgetown, TX RealtorĀ® #LifeInGeorgetownTX #GeorgetownTX #GeorgetownRealtor #MovingToGeorgetown #RelocateToTexas LivingInGeorgetownTX TexasRealEstate PureRealty KellyMcCravyHomes SmartMovesStartHere

When you're getting ready to sell your home, it's easy to focus on the obvious things. Clean the counters. Mow the yard. Fluff the pillows. Those things matter... but they're only part of the story. Buyers start forming opinions the moment they walk through the front door, often before they've even seen the whole house. Sometimes it's the little details you don't even notice anymore that leave the biggest impression. That's why I put these slides together from a buyer's point of view. Understanding what buyers experience can help you prepare your home in a way that makes it stand out for all the right reasons. If you're thinking about selling, send me **"WALKTHROUGH."** I'll come by, walk through your home as if I were a buyer, and share simple, practical suggestions that can help you make a great first impression. šŸ” #AustinRealEstate #AustinRealtor #HomeSellingTips #ListingPrep #SellYourHome #AustinHomes

A lot of people tell me they want to wait until the "perfect" time to buy or sell. Usually it's because they've heard one month is better than another. The truth? In Austin, the best timing depends on your goals, and two months that seem similar on the calendar can feel very different in the market. I broke down what typically happens during each window in these slides so you can make a decision based on what's actually happening, not just what you've heard. If you're trying to figure out when to make your move, send me "TIMING". We'll look at your goals, what's happening in today's Austin market, and build a plan that makes sense for you. šŸ” #AustinRealEstate #AustinRealtor #AustinHousingMarket #HomeSellingTips #HomeBuyingTips #MoveToAustin

Getting your offer accepted is a huge milestone, but it's not the finish line. It's really the beginning of everything that happens behind the scenes to get you to closing day. This is the part most buyers don't expect. Inspections, negotiations, financing, appraisals, paperwork, deadlines... there are a lot of moving pieces, and knowing what's coming makes the whole process feel a lot less overwhelming. I broke down the timeline in these slides so you can see exactly what happens after your offer is accepted and what to expect every step of the way. If you're thinking about buying a home this year, send me "KEYS" and I'll walk you through the process before you ever make an offer. I want you to feel confident, prepared, and excited from day one. šŸ” #AustinRealEstate #AustinRealtor #HomeBuyingTips #FirstTimeHomeBuyer #HomeBuyingJourney #AustinTX

I never expected Georgetown, Texas to feel like home this quickly. You know how some places are nice to visit… and other places just fit? That’s Georgetown for me. It’s the mornings that start a little slower. The evenings when people are actually out walking their neighborhoods. The local businesses that remember your name. The community events that bring everyone together instead of everyone staying home. I also love that I can enjoy a peaceful, small-town atmosphere without giving up the conveniences of a bigger city. Need shopping, great restaurants, healthcare, or Austin? They’re all close by—but I still get to come home to a place that feels relaxed. And as a Realtor, one of my favorite parts is showing people that Georgetown isn’t just about finding a house. It’s about finding a lifestyle that so many people don’t realize they’ve been looking for. Every time I help someone move here and hear them say, ā€œI can’t believe how much we love it,ā€ I smile because I felt the exact same way. If you’re curious about what it’s really like to live in Georgetown, send me a message or comment ā€œGUIDEā€ and I’ll share my local insights.
